Built-up area is measured on the outer face of the walls, including balconies, staircases and covered utility areas. Open terraces are charged at a reduced percentage. The full calculation appears in your estimate.

A 2,000 to 2,500 sqft independent house usually takes 10 to 12 months from foundation to handover, assuming approvals are in place and payments follow the agreed schedule.

Yes. We prepare the drawings and coordinate the approval submission on your behalf. Statutory fees are paid at actuals and sit outside the package rate.

Payments are tied to construction stages — booking, foundation, roof slabs, brickwork, finishing and handover. You pay for a stage only once it is complete and verified.

Minor changes are absorbed within the package. Anything affecting structure, area or specification is priced as a written variation before work proceeds, so cost impact is always agreed upfront.

Yes. Interiors can be commissioned independently of construction — modular kitchens, wardrobes, false ceilings, lighting and styling for both new and existing homes.

Every package carries a workmanship warranty — one year on Basic, three years on Classic and five years on Premium — plus manufacturer warranties on branded fittings.

Our core delivery area is Chennai and the southern corridor including Tambaram, Chromepet, Urapakkam, Guduvancheri and Vandalur. We consider projects further out case by case.
